Basic Maintenance for Your Water Heater

Water heaters: we’re dependent on them for the hot water we use year-round.  Even if you could stand constant cold showers, having hot water readily available helps you save energy on heating appliances such as dish washers and washing machines.  A supply of warm water reduces the energy needed to heat up the water used.

As homeowners, the water heater is an appliance we don’t think of much until it breaks.  If you use a tank heater, you may have considered turning down the heat while on an extended vacation, but other than that it’s pretty much a forgotten device right up until cold water comes bursting through the shower head.  Before that happens, you can keep your water heater running for longer and running with few repairs provided you keep the unit maintained.

7 Amazingly Easy Tips to Keep the Water Heater Running Efficiently

  1. Lower the thermostat to 120 degrees Fahrenheit to avoid overheating
  2. Schedule an annual inspection to check for leaks and rust streaks
  3. Replace the anode rod every three years
  4. If sediments have accumulated in the tank, drain it till the water runs clear
  5. Soak the heating element and other components in white vinegar for an hour and scrape the scaling
  6. Replace the pressure-relief valve if it is leaking and tighten any loose fittings
  7. Drain the heater at least twice a year to prevent corrosion

Hard water can also lead to degradation or coating of the tank’s heating element so having your water tested and treated is important as well.  And don’t forget to call a professional if your water heater fails, emits rumbling sounds, or has a sprung a leak!
